wo ultra-luxury penthouses in Downtown Manhattan led the borough's high-end market into the new year, with buyers signing contracts for apartments at 67 Vestry Street and 140 Jane Street. These were among 20 homes asking $4 million or more that secured deals between December 30 and January 5, according to Olshan Realty's weekly report.
The total number of contracts signed was down from 23 in the previous period but still beat the decade average of 14 for the first week of January. It was also the second-highest deal count on record for this time period, following 2022 when 22 properties entered contract.
The most expensive home to find a buyer was Unit PHA at 67 Vestry Street in Tribeca, with an asking price of $48 million. This triplex condo spans 6,200 square feet and features four bedrooms, four bathrooms, and a river view. The penthouse was the last of 13 units to sell at the waterfront building, developed by Iliad Realty, with sales averaging $3,600 per square foot.
The second most expensive home to find a buyer was Unit PH10 at 140 Jane Street, with an asking price of $41 million. This 5,500-square-foot duplex has five bedrooms, five bathrooms, and a 2,000-square-foot terrace with a hot tub. Eight of the building's 14 units have found buyers, with contracts averaging $5,500 per square foot.
The homes' combined asking price was $210 million, which works out to an average price of $10.5 million and a median of $6.5 million. The typical home spent over 580 days on the market and was discounted just 2 percent from its original listing price.
