major industrial development is underway in Northlake with the groundbreaking of Ironhead Commerce Center, a 57-acre site that will feature four Class A buildings totaling over 900,000 square feet. The project, developed by Alliance Industrial Co. and Barings, will offer lease spaces ranging from 40,000 to 320,000 square feet, set to be available in December 2025.
Located near Interstate 35 and Highway 114, the site provides access to key logistics hubs, including Alliance Airport, BNSF Intermodal, Amazon, FedEx, and UPS. Stream Realty Partners will lead leasing efforts for the project, which is designed to meet growing demand for industrial space in the DFW market.
The development comes as the region faces a receding industrial pipeline, with developers delivering more product than was started over the past eight quarters, according to CBRE's Q3 2024 report. The preleased rate for under-construction product has increased from 12.8% to 17.3%, indicating strong demand.
The North Fort Worth market saw a significant increase in net absorption between the second and third quarters of 2024, with the DFW market reporting 5.22 million square feet of net absorption for the quarter. Alliance Industrial's Levi Hermes expressed excitement about the project, citing its potential to attract top tenants and serve as a best-in-class business park.
