Palisades, Altadena Rebuild Plan Aims for Speed and Distinctive Design

    The Case Study 2.0 program aims to expedite rebuilding efforts in fire-ravaged areas of Los Angeles, including Pacific Palisades, Altadena, and Malibu. Led by Crest Real Estate, the initiative brings together over 40 architectural firms to create affordable home designs that can be built quickly and efficiently.     The program draws inspiration from the post-World War II housing boom, when architects created mass-produced homes that were both aesthetically pleasing and cost-effective. Case Study 2.0's architects have drafted plans for eight common lot sizes pro bono, making them available at a 25% discount, or $25 per square foot.

    By using standard plans, residents can shave off three to five months from the initial design phase and two months from the permitting process. Contractors will also be able to replicate designs, achieving economies of scale. Supply partners have agreed to reduced prices for finishes, appliances, and other elements.

    Los Angeles Mayor Karen Bass's executive order has established a "one-stop-shop" concept for permitting, streamlining the development and permitting process. Crest Real Estate has nearly 100 projects in the pipeline, but only a small percentage are ready to submit to the city.

    The Case Study program is crucial as the rebuilding process enters its next phase. Developers and architects like AAHA Studio are now on the front lines of guiding homeowners through the rebuilding stage. They're working with clients who never intended to be involved in a major construction project, and the design process can take anywhere from six months to a year.

    The hope is that offering a catalog of designs will help alleviate stress for homeowners. "One of the issues the Case Study program can solve," said Aaron Leshtz of AAHA Studio, "is those people that are not emotionally ready to go through the process of a custom home."
