nywhere CEO Ryan Schneider is walking a fine line between advocating for broad listing distribution and protecting the company's competitive edge. During the Q1 earnings call, he announced that Anywhere will extend private listing capabilities to its franchise brands by midyear, ensuring it remains competitive in case private listings become more prevalent.

    Schneider believes in prioritizing buyers and sellers, supporting Zillow and Redfin's decision to exclude certain private listings from their search portals. However, he also acknowledges the benefits of exclusive listings for his own brokerage. "The more listings I can do exclusively, my brokerage makes more money," he said. "But you know, that may not be the best thing for the customer."

    Anywhere reported a 7% increase in revenue to $1.2 billion in Q1 2025, with continued cost-cutting efforts contributing to improved earnings. The company aims to achieve $100 million in cost savings by year-end 2025. Schneider emphasized the importance of broad listing distribution, stating that it's "the best thing for almost everybody" as it leads to better prices.

    Anywhere's stance on listings has helped attract and retain agents, with 650 new producing agents joining the company in Q1. The company's combined sales volume increased 6% year-over-year, driven by strength in California and New York City luxury markets. Anywhere franchise brands closed 137,089 transaction sides, while its owned brokerage group, Anywhere Advisors, closed 49,461 sides.

    The company reported a net loss of $78 million in Q1, down from $101 million in the same period last year. Operating EBITDA improved to a loss of $1 million, compared to a $13 million loss in Q1 2024. Agent commission splits increased to 80.4%, highlighting the competitive recruiting environment.

    Schneider views private equity investment in Keller Williams as a positive signal for the real estate industry's resilience despite recent turmoil. He also sees the focus on building end-to-end capabilities as a key trend, with Anywhere working towards this goal.
