modern East Hampton retreat with a rich history is on the market for $7.49 million, owned by Pulitzer Prize-winning architecture critic Paul Goldberger. The 1.3-acre property, located on Skimhampton Road just south of the highway, offers direct access to the beach within a mile.

    The home's unique design features Robert A.M. Stern's signature touch, added in 1993 as an extension to the original structure designed by local architect Frank Hollenbeck. The nearly 5,300-square-foot property boasts six bedrooms, 6½ bathrooms, and a range of luxurious amenities including a pool, patios, entertaining areas, and landscaped gardens.

    Goldberger purchased the home with his late wife in 1985 for $245,000, initially viewing it as a "cheap, starter house" that they later renovated and expanded. The couple also acquired the adjacent lot to prevent development and installed a tennis court and lush landscaping.

    The property can be sold separately from the adjacent lot, which is still available as a whisper listing. Goldberger hopes to sell both properties to one buyer but acknowledges that separate sales may be more appealing to potential buyers.

    As Goldberger downsizes his East Hampton presence, he plans to stay in the area and is seeking a smaller home. The beach house's maintenance requirements are substantial, making it challenging for those without significant resources or staff.

    The Hamptons real estate market has seen a modest recovery from pandemic-era lows, with sales increasing by 2% last year and dollar volume rising by 3.4%. However, the average sale price remains below pre-pandemic levels, reflecting ongoing challenges in the luxury market.
