Rass revives Smyrna's growth close to Truist Park

Rass Associates has proposed a new mixed-use development near Truist Park in Cobb County. The plan includes a 20-story apartment building with 650 units, two commercial buildings totaling 175,000 square feet, and an office space.

new proposal has been put forward for a substantial mixed-use project close to Truist Park in Cobb County. The plan, submitted by Rass Associates, includes a 20-story apartment building with approximately 650 units, two commercial buildings totaling 175,000 square feet, and an office building that could rise up to 12 stories and span 200,000 square feet. Additionally, there are plans for a 250-key hotel to be constructed at the site. The development will also feature a public plaza, park, and parking spaces for approximately 1,700 vehicles.

    The 8.7-acre site at 2800 and 2810 Spring Road in Smyrna is located just over a mile away from Truist Park, which serves as the home stadium for the Atlanta Braves, and is situated across Interstate 285 from Cumberland Mall. This prime location has made the property an attractive target for redevelopment efforts for several years. However, previous attempts at redevelopment were unsuccessful due to zoning and legal issues.

    Rass Associates, a company linked to Rajiv Goswami of Roswell, also submitted smaller-scale plans for the site in 2021. This previous vision included a 350-unit apartment building and a 200-key hotel. The latest proposal suggests a much more ambitious plan for the area.

    This development comes at a time when expectations of lower interest rates are on the rise as the economy slows down. Commercial construction is struggling under higher financing costs and tighter lending conditions.

    A previous plan to develop the site as a "gateway" to Smyrna was proposed by Westplan Investors Acquisitions in 2017. However, this plan was rejected by local officials the following year. The deal for this development also led to lawsuits, bankruptcy, and accusations of fraud.
