agard Real Estate, a leading real estate investment firm, has acquired 1621 Clark Road in Havre de Grace, Maryland. In partnership with Chesapeake Real Estate Group (CREG), Sagard plans to develop the 14.2-acre site into a new Class-A industrial distribution facility. This acquisition marks the fourth deal for Sagard's moderate value-add fund, which targets seaport/last-mile industrial and attainable rental housing in high-growth markets.
The site is strategically located near the Port of Baltimore and I-95, providing access to major logistics corridors and a large population base within a 10-hour drive. "We're excited to develop a modern, institutional-grade facility with best-in-class features," said Tyler Williams, Co-Portfolio Manager for the fund at Sagard Real Estate.
The fully entitled site will feature a 168,000 square-foot warehouse with 36-foot clear heights and other premium specifications. The building's design aligns with the fund's focus on supply-constrained locations with strong demand drivers. "This investment reflects our continued focus on high-quality assets in markets with structural barriers to new supply," said John Maurer, Head of Equity at Sagard Real Estate.
The acquisition follows Sagard's recent purchase of Highlands at Morris Plains in Northern New Jersey and underscores the firm's momentum in scaling its portfolio of high-quality assets. With a strengthened capital base, Sagard is well-positioned to pursue compelling opportunities in the market cycle.
