ne Sotheby's International Realty has taken on the task of handling sales for Dominik Senn's upcoming Panther National golf community in Palm Beach Gardens. This move marks a significant expansion for the brokerage into new development projects in Palm Beach County.
Senn's Centaur Holdings initially launched sales for the community's 218 single-family homes in August last year, and since then, they have reached a staggering $330 million in presales. John Hackett, who left his role as managing director for Corcoran in Palm Beach to take on this project, was instrumental in launching sales.
The single-family homes, designed by architect Max Strang, will be built on homesites ranging from 0.3 acres to 1 acre in size. The floor plans for these homes range from a modest 4,500 square feet to grand mansions of up to 11,000 square feet, according to a recent press release. Prices for these homes start at $4.5 million for the smaller ones and go up to $20 million for the largest houses. Construction on these homes has already begun, and the first ones are expected to be completed early next year.
One Sotheby's President Daniel de la Vega has revealed that their target buyer demographic consists of wealthy individuals from out of state. They are particularly interested in targeting buyers from the Northeast and Midwest regions. The brokerage will also be marketing locally and to buyers in the United Kingdom and Switzerland.
The development boasts an impressive 18-hole golf course and a 9-hole Par-3 course designed by golf legends Jack Nicklaus and Justin Thomas, which opened in November. The planned Panther National Clubhouse will feature dining, wine and sports bars, as well as indoor golf facilities. Additionally, there will be a performance training center, a racquet center with tennis, pickleball, and padel courts, and a lifestyle club and wellness center with spa facilities, a gym, pool, restaurant, and bar. Construction on the clubhouse is set to begin this fall, with the performance training center expected to be completed in 2025 and the racquet center in 2026.
The shift in sales team follows Senn securing a $160 million financing for the project this month, which included $85 million in refinancing for the $170 million loan he secured for Panther National in 2022. While the initial sales launch was successful, Senn decided to bring in a larger company to lead marketing for Panther National.
Panther National represents a trend that has been in high demand but short supply in South Florida in recent years: newly constructed luxury homes and golf club memberships. The membership at private clubs has surged, resulting in long waitlists. Notably, every homeowner and buyer has converted to a golf membership so far. They are also selling some club memberships to non-residents, for which there's a waitlist.
Senn emphasized his commitment to exclusivity, stating that they will not go over 250 members. "We're selling homes first," said de la Vega, emphasizing their focus on home sales.
Panther National is One Sotheby's second new development project in Palm Beach County, after they took over sales at the planned Alba Palm Beach in West Palm Beach in January.
