eal estate visionary Stefan Swanepoel believes that despite differences over issues like Clear Cooperation, the fragmented industry must come together for its own good. Here's how he sees it.

Swanepoel is known for his unflinching assessments of the residential real estate industry. Ten years ago, he published The DANGER Report, which outlined numerous threats facing the industry. While some might view him as a prophet of doom, many of those predictions have become harsh realities. Now, with the industry facing new challenges, Swanepoel has written a follow-up report, The Opportunity Report, which reframes these challenges in a more positive light.

With a career spanning nearly all facets of the industry, Swanepoel is uniquely positioned to offer insights into the opportunities that lie ahead. We spoke with him about his latest report and what he hopes people take away from it.

What made you decide to focus on opportunity rather than danger?Dangers often highlight fears and concerns, but within each fear lies a wealth of opportunities. In recent times, particularly with class-action lawsuits, it's essential to emphasize the positive potential that lies ahead. You spoke with over 50 top minds in real estate for this report – what stood out from those conversations? Each leader brings a unique perspective, focus, and proposed solutions, yet they share comparable circumstances and challenges. The Opportunity Report seeks to capture these diverse viewpoints while weaving them together into a cohesive guide with actionable solutions.

The topic of Clear Cooperation generated the most diverse responses, but where did you see common ground?Despite differing views on how to achieve excellence, all participants shared a passion for the industry and their clients.A number of themes in The Opportunity Report were also present in The DANGER Report. What issues do you think would have been solved by now? Many of these issues could have been avoided if the industry was more united and collaborative. Unfortunately, it remains fragmented, with each individual or company pursuing their own agenda.

Marginal agents are still a concern today. The Opportunity Report recommends more robust licensing requirements but acknowledges that change requires effort from multiple stakeholders. How can the industry drive change when every state sets its own standards?Licensing requirements are not constrained by states setting their own guidelines. A significant shift in mindset is overdue, recognizing real estate agents as professionals who warrant higher education and respect.

What do you hope people take away from The Opportunity Report?Change is constant, opportunities abound, and the path to success lies within your hands.
