The Upstate is experiencing significant commercial real estate growth, with several projects underway or planned for development. Here's an update on nine notable projects:
Augusta Gateway
Located at 3304-3350 Augusta Road in Greenville, this mixed-use development will transform the former Terrace Shopping Center into a village-style community. The project features six structures, including a 23,000-square-foot anchoring structure with food, professional, and personal spaces. Completion is expected by Q1 2026.
Maverick Yards
In downtown Mauldin, Longbranch Development has broken ground on a 42-townhome project as part of the mixed-use Maverick Yards development. The Pickle Yard, a pickleball complex, will be built in a redeveloped industrial warehouse. Construction is slated to begin in October or November.
On The Trail GVL
A groundbreaking for this $2 billion mixed-use development on the former Union Bleachery mill site is expected in Q1 2025. The project will feature multifamily housing, commercial space, restaurants, educational and research campuses, trails, greenspace, and more. The first vertical element will be a 227-unit apartment complex.
Mosaic
Saint Capital LLC's Mosaic project in Greenville's West End is undergoing the approval process with the city of Greenville. The development will consist of two phases: three five-story mixed-use buildings on Academy Street and approximately 60 townhomes. Phase one's massing and site plan have been approved by the Design Review Board.
300 E. McBee
Interior renovations are underway for this redevelopment project, which includes new first-floor tenants such as STIR Restaurants. Exterior renovations include a new plaza staircase and entrance, as well as pedestrian sidewalk improvements along Falls Street and McBee Avenue.
Greenville Gateway
The $130 million mixed-use development at 250 N. Church St. has passed another hurdle with the approval of its architectural details and materials by the Design Review Board. The project features two towers with residential and commercial uses. Construction is expected to begin in December 2024 and be completed in March 2027.
Fifth Third Park
Construction is underway on this stadium, which will serve as the home of Hub City Spartanburgers' Single A affiliate team. The park will feature a capacity of 5,040 with office space, apartments, and a hotel in downtown Spartanburg. Opening is expected in April 2025.
Pendleton Street Hotel
A new mixed-use hotel is coming to Greenville's West End at the intersection of Pendleton, South Main, and Vardry streets. The project was approved by the city's design review board on September 26, with construction expected to begin in Q1 2025.
Zimmerman Road Facility
RealtyLink will develop a 229,840-square-foot facility on a 78-acre parcel near Spartanburg on Zimmerman Road. Construction is set to begin in early 2025, with the project being constructed in two phases.
