Nexum Group AG has completed its stock market debut on the Frankfurt Stock Exchange. Shares in the residential real estate developer are traded on the Regulated Market (General Standard) under the ticker WKN A41YGA and ISIN DE000A41YGA6. Looking ahead, the company is aiming for an uplisting to the Prime Standard segment. The market entry was executed via the strategic realignment of creditshelf AG, which was already listed, as part of a reverse IPO.
To secure admission, the company published all outstanding financial reporting documents of its predecessor entity. A revocation of admission previously announced by the Frankfurt Stock Exchange due to historically missing reports was averted through an appeal, the suspensive effect of which was confirmed on 5 October. In addition, the Federal Financial Supervisory Authority (BaFin) exempted majority shareholder First Capital AG and CEO Philipp von Erffa from the requirement to make a takeover offer.
Development in top-7 cities and acquisition in Munich
Nexum concentrates on the acquisition and execution of residential construction projects primarily across Germany's top-7 cities. The company focuses on schemes for which planning permission has already been granted or is imminent. As an initial operational success, the company recently announced the purchase of a residential development project in a prime Munich location. Construction work is carried out in cooperation with established general contractors.
The development approach relies on short project durations of 15 to 30 months to limit capital tie-up and ensure rapid capital rotation. Data- and technology-driven processes govern the preliminary examination and valuation of potential sites. Marketing and sales are initiated at an early phase of project development through in-house and partner channels to make pre-sale ratios and cash flows predictable.
Growth targets and current opportunities
The company currently holds a project pipeline with a total development volume of more than one billion euros. According to Chief Executive Philipp von Erffa, the prevailing market environment presents substantial acquisition opportunities: while restrictive lending and refinancing bottlenecks burden traditional market participants, Nexum can selectively take over advanced projects on newly assessed terms without legacy issues from historic portfolios.
On this basis, the company is aiming for significant growth. By 2027, the annual development volume is expected to rise to more than 350 million euros. In the medium term, Nexum is targeting an annual development volume of over 500 million euros as well as an operating EBITDA margin in excess of 20 per cent.
