Nexum Group AG has completed its stock exchange listing on the Frankfurt Stock Exchange. The residential developer's shares are traded under WKN A41YGA and ISIN DE000A41YGA6 on the Regulated Market (General Standard); an eventual upgrade to the Prime Standard is envisaged. The listing took place as part of a strategic realignment of the former creditshelf AG by way of a reverse IPO. Following the submission of all accounting documents, the exchange confirmed on 5 October the suspensive effect of an objection against the previously announced revocation of admission. In addition, BaFin exempted the principal shareholder First Capital AG and Chief Executive Philipp von Erffa from the obligation to make a takeover bid.
Accelerated project cycles in core German markets
Nexum focuses on acquiring and delivering residential construction schemes primarily across Germany's top 7 cities. The strategic emphasis is on projects where planning permission has already been granted or is imminent. Technology- and data-driven processes structure the analysis and appraisal of potential transactions. Construction execution takes place in partnership with established main contractors, while marketing begins at an early development stage via internal structures and sales partners.
Through this approach, the company aims for tight project cycles of just 15 to 30 months, which is intended to significantly shorten the capital lock-up period. As Chief Executive Philipp von Erffa explained, the vertically integrated model brings together acquisition, development, sales and direct capital market access to deliver residential schemes more rapidly and with a structurally reduced risk profile.
Pipeline exceeding one billion euros and acquisition in Munich
The developer's current deal pipeline stands at a total volume of more than one billion euros. As a first operational step, the company recently secured a residential property project in a prime location in Munich. The current market environment offers favourable acquisition opportunities: while existing players come under refinancing pressure due to altered financing conditions, Nexum can invest selectively in advanced projects unencumbered by legacy portfolios.
On this basis, Nexum intends to scale its business activities swiftly. A development volume of more than 350 million euros is already projected for 2027. In the medium term, the annual project volume is expected to grow to over 500 million euros, coupled with an operational EBITDA margin of more than 20 per cent.
