In Nieder-Olm, the new Selzwiesen residential quarter has been structurally completed on the former site of the Raiffeisen Warenzentrale. OBG Gruppe delivered the construction project at Ludwig-Eckes-Allee 6 on behalf of Deutsche Bautec Baumanagement. The scheme repurposes an area formerly used exclusively for commercial activities within the Rhenish-Hessian municipality for residential use.
The entire site covers a plot of more than 9,000 square metres. A total of 94 residential units were created across this area. The development structure comprises five five-storey apartment buildings and three semi-detached houses. The residential buildings are complemented by a neighbourhood underground car park, accommodating stationary traffic below ground.
Floorspace figures and construction specifications
Architectural design for the project was handled by Infra System GmbH from Mainz. Key metrics for the new development reflect the scale of the quarter:
- —Gross floor area of just under 15,900 square metres
- —Usable or total lettable area of 8,000 square metres
- —New construction of 94 units across five apartment buildings and three semi-detached houses
- —Total construction cost of more than EUR 25 million
The buildings were constructed in accordance with the requirements of the German Building Energy Act (GEG 2023). Alongside the energy efficiency specifications, the ground conditions in particular posed demanding challenges for the construction team, as the soil load-bearing capacity is substantially reduced when exposed to moisture.
Challenging foundation works and municipal context
In order to manage the sensitive subsoil professionally and ensure the long-term stability of the structures, site management coordinated all operational steps in detail. Earth excavation was carried out gradually under controlled conditions. To safeguard against weather-related moisture, a protective layer was applied first before the concrete blinding layer was poured.
The town of Nieder-Olm views the completion of the conversion positively. Mayor Dirk Hasenfuss emphasised that Selzwiesen represents a successful example of the functional redevelopment of former commercial plots in the municipality, expressing his gratitude to the participating planners and construction contractors for delivering the project.
