OFB Projektentwicklung GmbH has successfully secured EDEKA Minden-Hannover as an anchor tenant for the retail segment of the 'THE FRIEDENAUER' project at Innsbrucker Platz in Berlin. EDEKA will establish a full-range supermarket in the emerging property, intended to complement the existing local neighbourhood supply services in the area. The tenancy agreement was concluded with EDEKA-MIHA Immobilien-Service GmbH; the market opening is slated for the end of 2027.
The new EDEKA supermarket will be accessible at ground level from the main street. The corner location of the property at the entrance to the Friedenauer Höhe district ensures high visibility and accessibility. A contemporary store concept is planned, focusing on the shopping experience, regional products, and high-quality fresh produce. Planned features include a bakery in the pre-checkout area, as well as a service counter for meat, cold cuts, and cheese. The market's location offers pedestrian access to the Innsbrucker Platz S-Bahn and U-Bahn stations. Parking spaces for cars and bicycles are also provided.
Dr. Bernd Schade, Chairman of the Management Board of OFB Projektentwicklung, commented on the acquisition. He emphasised having 'pursued a consistently sustainable approach in the development of 'THE FRIEDENAUER''. Efficient local neighbourhood supply in the immediate vicinity is of central importance for future office users and the surrounding district. 'With EDEKA Minden-Hannover, we have secured a strong tenant who will establish a modern and comprehensive offering at the site,' Schade added.
Sustainable Usage Concept and Further Tenants
The 'THE FRIEDENAUER' project is being realised according to designs by Tchoban Voss Architekten and encompasses an urban usage concept across approximately 21,000 square metres of rental space. It combines office, retail, and gastronomy areas, complemented by a roof terrace and a community lounge. Kieback&Peter was secured early on as an anchor tenant for the office spaces. The company, specialising in building automation, will establish its new corporate headquarters there.
The building is being developed in compliance with ESG principles and EU taxonomy regulations. It aims for DGNB Gold and WiredScore certifications. The targeted climate-neutral operation is based on an innovative energy concept that does without fossil fuels. This includes, among other things, the use of wastewater heat and photovoltaics on the roof surfaces. 'THE FRIEDENAUER' forms the entrance to the 'Friedenauer Höhe' district development, which comprises a total of 1,060 flats and a spacious public park.
Gordon Pilz, Regional Expansion Manager at EDEKA Minden-Hannover, commented on the choice of location. He described Innsbrucker Platz as 'a lively location with a large catchment area'. Pilz sees the opportunity 'to create genuine added value with a new EDEKA store' and looks forward to 'welcoming the residents of Friedenauer Höhe and the entire surrounding area to our new store in the future'.
