The Panattoni Campus Augsburg, a development by Panattoni, has been successfully completed in the north-east of Augsburg. The new business location, designed for logistics, production, and commercial purposes, offers a total rental area of 29,000 sq m. The concept integrates a Panattoni Park and a City Dock® to create a flexible space offering for a diverse user structure, tailored to regional requirements. Panattoni, Germany's largest developer in this segment, combines two different property types on one site with this campus model.
The Panattoni Park Augsburg provides large-format areas for bigger logistics, industrial, and production companies, encompassing 17,400 sq m. Additionally, it includes 970 sq m of office space and 1,670 sq m of storage mezzanine, with a clear height of 10 metres. The City Dock® Augsburg, consisting of two buildings with a total of seven units and a total rental area of 8,960 sq m, primarily targets small and medium-sized enterprises (SMEs), tradespeople, and start-ups. It offers small-scale, flexibly expandable rental units from 1,130 sq m, each comprising a combination of warehouse, flexible, and office spaces. The campus was realised within one year, following the demolition of a high-bay warehouse and production facilities for concrete sleeper manufacturing, which were previously located on the site.
Strategic Importance and Location Advantages
Fred-Markus Bohne, Managing Partner at Panattoni DACH & Nordics, commented on the strategic relevance of the project. He highlighted that the campus creates the conditions to purposefully further develop Augsburg as a business location and to sustainably strengthen its innovative power. Augsburg, as the centre of Bavarian Swabia, possesses a dense research and business landscape, which makes the location attractive for companies that want to build on existing expertise, create skilled jobs, and actively shape the transformation of the industrial site. Dr. Florian Freund, Mayor of Augsburg, added that the city offers a broad competence base in areas such as environmental technology, as well as information and communication technology, and regularly exchanges ideas with companies from lightweight construction, mechatronics, and automation. The new spaces in Lechhausen therefore represent a significant gain for the city's competitiveness.
The Panattoni Campus Augsburg is situated in one of Southern Germany's most dynamic economic regions. Its location in the north-east of Augsburg offers companies an innovation-driven environment with excellent infrastructure. This enables quick connections to the city and Augsburg Airport, as well as straightforward access to the A8 motorway towards Munich and Stuttgart, and to the B2 federal road to Nuremberg. This positions the campus as an attractive option for companies that were unable to find suitable development sites in the wider Munich area.
Sustainability and Circular Economy
The project development of the Panattoni Campus Augsburg was carried out with comprehensive sustainability standards in mind. Measures include the use of rainwater for irrigating the outdoor areas and a photovoltaic system, which contributes to a resource-efficient building design. Heat supply is ensured via district heating. To promote biodiversity, parts of the roof areas and façades were greened, and the outdoor areas were designed to be close to nature. Electric charging stations for cars and bicycles complement the offering. Furthermore, a building resource passport according to the Madaster standard was created to transparently document the circularity of the materials used. The project was awarded the Brownfield Certificate by the German Brownfield Association (DEBV) and aims for DGNB Platinum certification. Marketing is handled under a co-lead mandate by InProReal and CBRE.
