Frank Binder, heir to a pharmaceutical company and a recognised billionaire, has put his impressive residence in the Hollywood Hills up for sale for US$35 million. This move comes as Binder pushes ahead with the construction of what is believed to be the world's largest yacht. He acquired the property, designed by XTEN Architecture, in 2018 for US$33 million.

The interiors were developed in collaboration with Lenny Kravitz and Kravitz Design. They feature a fusion of mid-century influences, rock-and-roll styling, and high-quality, bespoke materials. As construction of his ambitious residential yacht project, “Ulyssia”, progresses, Binder has placed the 10,700 square foot property in Los Angeles on the market. Potential buyers can obtain further information from Branden Williams at branden@thebeverlyhillsestates.com.

Bronze entry gates provide access to a paved forecourt and an air-conditioned five-car garage. A narrow brick path leads along a wall of Hawaiian lava rock, accompanied by shallow water features, directly to the oversized front door. Inside, the spaces open up to a series of living areas where Brazilian slate, petrified redwood stone, and Ipe wood provide depth and texture. A full-length glass element in the house can be opened, connecting the living area with the terrace and kitchen.

The Primary Suite, a master bedroom suite, is strategically positioned to highlight the views. It includes a large dressing room with dark, custom-made wardrobes and a luxurious en-suite bathroom with stone walls, black fixtures, and a spacious glass shower. The basement houses a temperature-controlled wine cellar for around 1,200 bottles, as well as a private nightclub named “Disco Volante” with a retro-space-age theme, red seating, and a state-of-the-art sound system.

Outside, a fully open-plan kitchen features stainless steel cabinetry and a built-in barbecue. A long wooden bar with stools and a red built-in bench create an informal dining area. The terrace continues around the corner of the house, offering further dining and lounge areas under an overhang. From there, the terrace opens to a 70-foot-wide, crescent-shaped infinity pool that stretches along the edge of the property, providing 270-degree views from Downtown Los Angeles to the ocean. Recessed sun loungers and underwater lounges extend the use of the pool, whose infinity edge transitions into a lawn below.

Binder's decision to sell coincides with the commencement of construction for “Ulyssia”, a residential yacht valued at over US$2 billion. This is designed as a floating community for some of the world’s wealthiest individuals. With a planned length of approximately 1,060 feet, equivalent to the length of a modern US Navy aircraft carrier, the vessel is intended to comprise 15 decks with 122 private residences and 22 guest suites.
