Official planning permission has now been granted for the commercial new-build project Timber Works on Pelkovenstraße in Munich-Moosach. With the receipt of the permit, property developer UBM Development AG has secured building rights for the scheme. The architectural practice OLIV Architekten has been commissioned with the architectural design and planning of the building.
Timber-hybrid construction and functional layout
The design provides for a new building of around 10,000 square metres, constructed as a timber-hybrid structure. This building method is intended to translate the aspiration for innovation and carbon neutrality into a tangible architectural structure. The property is conceived as a campus that interlinks office, research, production and presentation facilities at a single site.
The design of the working environments follows the principle of calm, clearly structured spaces with natural daylight. These areas can be flexibly partitioned and occupied in line with future requirements. The centrepiece of the ground-floor zone is a street-facing showroom, accessible via the lobby and the main entrance, which opens up a continuous sightline into the interior of the building.
Infrastructure and connection to the high-tech cluster
To keep operational traffic away from the public areas surrounding the main entrance and exhibition space, logistics will be managed via a separate access point at the rear of the site. This separation ensures orderly operational and delivery workflows without compromising the appearance of the street-side facade.
- —Delivered as a resource-conserving timber-hybrid structure aiming for carbon neutrality
- —Around 10,000 square metres of lettable space for production, research, presentation and offices
- —Representative showroom facing Pelkovenstraße with a continuous sightline
- —Separate logistics access at the rear of the plot to relieve the street area
In terms of location, the site integrates into an established environment of technology companies, scientific institutions and educational facilities. With the development of the Timber Works project, UBM Development AG is supplementing the high-tech cluster in the north of Munich, which extends between the Olympic Park and the BMW headquarters, with additional modern commercial space.
