In October 2026, the owner-managed group Privathotels Dr. Lohbeck presented new strategic targets for the markets in Germany and Austria. The company plans to expand its existing portfolio from currently 25 to a total of 30 hotels by 2028, representing a 20 per cent increase. Alongside this expansion, the company is aiming for a new record turnover of EUR 100 million for the 2026 financial year.
Strategic opening to lease models
In 2028, the family business will celebrate its 50th company anniversary. To date, operations have been based on a consistent owner-operator strategy: all properties are owned by the Dr. Lohbeck family and managed operationally by an in-house operating company. To achieve the targeted growth objectives on schedule, this model is now being broadened. Additional locations will no longer be integrated into the portfolio solely via direct property purchases, but also through the conclusion of lease agreements.
The acquisition criteria for future takeovers and leases in Germany and Austria remain tied to a clear requirement profile:
- —Established hotel properties with a rating of at least four stars
- —A minimum capacity of 50 rooms per property
- —Focus on locations in Germany and Austria
Transactions in the Black Forest and US operations
In its German-speaking home market, the company has recently continued its expansion course without interruption. Since 2024, three hotel operations have been added to the portfolio: Naturparkhotel Adler in Sankt Roman, Hotel Sonne in Baiersbronn, and Hotel Schwarzmatt in Badenweiler.
The Central European portfolio is complemented by international activities in the United States. The group's US business in Florida currently comprises five franchise operations under the Holiday Inn Express brand from IHG's portfolio, alongside one property from the Choice Hotel chain. These international pillars support overall growth, while the focus of expansion remains on building up Central European hotel capacity.
