The real estate market in the Munich district experienced a noticeable recovery in 2025, following a two-year period of weakness between 2022 and 2023. This is evidenced by current data from the Valuation Committee, which was processed by Aigner Immobilien Research and published in the Munich Market Report. The recovery manifested in a substantial increase in traded properties and a rise in sales volume. The price level for residential properties remained stable or showed a slightly downward trend compared to the previous year.
Specifically, the number of transactions increased to 3,174, while the sales volume rose to approximately EUR 2.94 billion. Despite the significant growth in turnover, the average prices for residential properties in the district remained stable. A notable development concerns semi-detached and terraced houses, which are particularly attractive to families. In this segment, an average price of under one million euros, specifically EUR 995,000, was recorded for the first time since 2018, representing a break in the previous upward trend in this sector.
Despite the price correction in some residential properties, overall real estate prices in the Munich district remain at a high level. They continue to be significantly above the Bavarian average. This indicates the region's sustained attractiveness as a residential and investment location, characterised by its economic strength.
Mr. Thomas Aigner, Managing Director and owner of Aigner Immobilien GmbH, highlighted that the Munich district is known as Germany's economically strongest region. He emphasised the persistently high demand for properties and the numerous enquiries from prospective buyers. The new Munich Market Report dedicates a separate chapter to the district, containing comprehensive figures and data compiled by the company's research department. This aims to provide property owners and prospective clients with transparent guidance and a well-founded overview of the current market situation.
The analysis is based on precise data from the Valuation Committee and is complemented by specific processing from Aigner Immobilien Research. The developments presented underscore the resilience of the real estate market in the Munich district. Although certain segments have experienced a price correction, the increase in transaction numbers and sales volume indicates a positive market development. The overall stability of residential property prices, coupled with the region's known economic performance, points to a continued robust market environment, albeit one characterised by a phase of consolidation.
