BayernLB has secured the long-term follow-up financing for the hybrid ensemble “TRI’O” in Unterföhring. The property, located at Münchner Straße 12 and 16, was developed by PG Münchner Str. GmbH and its managing partners Romeo Uhlmann and Oliver Thies from an office ensemble originally built in the 1990s and no longer market-appropriate. The financing now provided by BayernLB supports the further establishment of the newly positioned complex.
The ensemble known as “TRI’O” combines a usage concept under the designation “WORK. STAY. ENJOY.” It comprises modern office spaces, a conference and event centre, and a boarding house with serviced apartments operated under the Element by Marriott brand. The concept and interior design of “TRI’O” were awarded the BIG SEE Interior Design Award 2026.
Strategic Partnership and Resilience
Dirk Mattner, Head of Real Estate Financing Sales for the North Region at BayernLB, explained the context of the commitment. BayernLB is entering the project at a phase where its quality is already manifest in operation. He emphasised that “TRI’O” combines an internationally established brand like Element by Marriott with long-term corporate tenants and a compelling conference offering. Mattner stressed that the expansion of resilient hybrid and hotel products in BayernLB’s portfolio is a strategic goal, and the property in Unterföhring ideally fulfils these requirements.
Existing tenants include companies such as SimonsVoss Technologies, DKMS, and Deutsche Vermögensberatung, which characterise the ensemble’s tenant mix and make it one of the relevant hybrid locations in the greater Munich area. The diversification of uses and the quality of the tenant structure contribute to the property's stability.
Significance for Further Establishment
Romeo Uhlmann, one of the partners of PG Münchner Str. GmbH, commented on the importance of the financing. After an intensive development and construction phase, it was crucial to find a strong partner for the standing finance. Uhlmann elaborated that BayernLB quickly grasped the project’s business model and set up a structured, long-term viable financing arrangement. The collaboration was solution-oriented and partnership-based, representing an important building block for the permanent market positioning of “TRI’O”.
