The topping-out ceremony for the 'Leben am Sonnenpark' project was held in Düsseldorf. The complex is being built on Kölner Straße and will include 209 flats, a co-working space, and three retail units. The shell construction is complete, while the completion of the building envelope and technical building equipment is progressing. Interior fitting has already begun in the initial construction phases. The completion of the entire project is scheduled for mid-2027.
On a 6,300 square metre plot, approximately 17,500 square metres of gross floor area will be realised in total, of which about 14,000 square metres are for residential use. A share of 51 per cent of the housing is publicly funded. The subsidised residential units comprise two to five rooms and are designed for various target groups such as families, seniors, singles, students, and apprentices.
Comprehensive Concept for Living and Community
Sister company POHA House will implement a co-living concept that integrates living, working, and communal areas. This concept includes apartments and shared living arrangements, as well as communal spaces, including a roof terrace, areas for fitness and yoga, and a co-working space with 40 workstations. A special addition is the studio flats facing the inner courtyard, which have been specifically designed for creative work and exhibitions.
The ground floor zone on Kölner Straße plays a central role in local provision, with integral components of the concept established over more than 3,100 square metres. With Rossmann and Lidl, two anchor tenants have been secured. The offering is complemented by the Bolten bakery. This ensures comprehensive provision for the residents of the project as well as for the entire neighbourhood. Landmarken founder Norbert Hermanns explained that the goal is not only to create spaces, but also places for encounters that accommodate different lifestyles. Mayor Dr. Stephan Keller had previously described the project as a successful example of modern and affordable high-quality living in Düsseldorf.
Sustainability and Mobility
The roof areas will be greened and equipped with photovoltaic systems. Landmarken is also building an underground car park with 105 parking spaces. For the City of Düsseldorf, an access road will be constructed as a connection to Sonnenpark. A mobility station operated by the municipal provider CMD (Connected Mobility Düsseldorf) will be set up there and sponsored by the project developer. It will include 20 bike-sharing bicycles, six of which are cargo bikes, parking spaces for bicycles and scooters, a bicycle repair station, and three car-sharing spaces.
The project is being realised by Novia Baumanagement and construction company Aug. Prien. The architecture is by kister scheithauer gross architekten, whose design emerged as the winner from a quality assurance competition. The letting of the subsidised flats is the responsibility of Landmarken's sister company Stadtmarken GmbH. 'Leben am Sonnenpark' is Landmarken's second residential project in Düsseldorf, following 'GOL:D ECK' with 102 flats on Lütticher Straße, realised by Eckehard Adams Wohnungsbau GmbH. A third project with approximately 450 residential units on Mindener Straße is already in planning.
