Rock Architecture & Engineering expands to 4K sq ft at GFP's 630 Ninth Avenue

The architectural firm Rock Architecture & Engineering has signed a lease extension and expansion for 3,835 square feet at GFP Real Estate's 630 Ninth Avenue. The landlord recently announced this. The company, which specialises in building renovation projects and whose name reflects its focus on solid foundations, will relocate from the sixth to the tenth floor of the 13-storey office building. According to GFP, this is a three-year lease modification.

The rent was not disclosed. However, the average asking rent for office space in Midtown in the second quarter of 2026 was $84.99 per square foot, according to data from Colliers. Rock Architecture & Engineering was not represented by a broker in this transaction, while the landlord was represented internally by Matthew Mandell.

Additionally, the software and media company Neoteny Studios signed a two-year agreement for 1,247 square feet at 630 Ninth Avenue for its new headquarters. Neoteny was also not represented by a broker in this transaction. Mandell of GFP also represented the landlord for this agreement.

Matthew Mandell stated in a release that these transactions demonstrate the continued appeal of cost-effective, efficient office space for growing businesses and existing tenants looking to expand. He highlighted that 630 Ninth Avenue continues to attract companies that value convenience, flexibility, and high-quality space in an easily accessible Midtown location.

The property at 630 Ninth Avenue, also known as the Film Center Building, is located between West 44th and West 45th Street. Tenants in the building include the live theatre and entertainment company ATG Entertainment, the publicly run advisory board Manhattan Community Advisory Board 4, and the video production agency CRC Media.

With these two latest deals, the total area newly leased by GFP in the building amounts to 5,082 square feet, underscoring the dynamic development of the location.
