Rohrer Immobilien, active in Munich and Bavaria, has established the new Smart Deal System (SDS) of the German Real Estate Association (IVD) nationwide as one of the first brokerage firms following a test phase. The system connects real estate offers with specific search profiles of qualified brokers from the IVD's network, which comprises approximately 6,200 members.
This platform opens up extended opportunities, particularly for special properties, value-add projects, and confidential marketing mandates. While properties in the classic residential real estate segment tend to attract a broad base of interested parties, complex properties and special usage concepts require targeted addressing of potential buyers. Rohrer Immobilien identifies this as the primary advantage of the SDS. This includes the targeted search for investors for office properties suitable for conversion to residential use, developers for development land, and operators and investors for student accommodation or other special uses.
Discretion and Efficiency in Marketing
Furthermore, the system enables the targeted placement of commercial properties, investment properties, or exceptional objects such as stud farms or forest plots within a professional broker network, which increases the efficiency and sustainability of marketing processes. In the new-build sector, the SDS contributes to achieving the required sales quotas in a shorter timeframe or identifying global buyers at the very beginning of the marketing phase through enhanced presentation.
Another aspect is discreet marketing. For so-called secret sales or in sensitive sales processes, the Smart Deal System allows selected properties to be selectively made accessible to a defined circle of qualified brokers. This ensures maximum control over information flow without the need for public marketing. The Smart Deal System supports this by reaching market participants who already handle specific search mandates, thereby significantly increasing the chances of success, especially for challenging properties.
New perspectives also arise on the demand side. Search profiles that were previously processed internally within the company can now be served more effectively. This benefits private clients, companies, project developers, and institutional investors alike, as they profit from an expanded and simultaneously qualified network. Andreas Baumann, Head of Private Real Estate at Rohrer Immobilien, stated that many search requests cannot be fulfilled immediately at present because suitable offers are not publicly available. The networking through the SDS creates new opportunities here, even for properties not previously in focus, thus generating added value for buyers and sellers.
