Knight Frank Industrial, Frankfurt, advised Siemens on the leasing of significant usable space in the Rhine-Main area. The transaction involves a long-term lease agreement for approximately 41,000 square metres of total space at Mühlheimer Straße 341 in Offenbach. This acquisition followed the sale of a Frankfurt port property to Siemens Real Estate in 2024 and further solidifies Siemens' presence in the region.
The leased property, which primarily comprises production and storage areas, will be developed by Siemens into a supplier plant. This measure is necessary to meet the globally increasing demand for intelligent electrification and to ensure the expansion of electrical switchgear production in the Rhine-Main area. The handling of this high-volume lease took place off-market, underscoring the discretion and efficiency of the process.
Background and Significance of the Transaction
The property in Offenbach had previously been used by Manroland Sheetfed for many years and stood vacant for only two months. The owner of the space is CPVA GmbH. The swift reoccupation of the property demonstrates the attractiveness of the location and the market conditions in the region. Mr Amram Malka, Team Leader Industrial at Knight Frank Industrial, emphasised the importance of this contract, both for German production sites and for the real estate market.
The negotiations between the owner CPVA and Siemens Real Estate were described as goal-oriented, both in terms of content and timeline. Exactly two months were estimated between the initial viewing and the final signing of the contract, after both parties were brought together at the end of March 2026. This rapid process highlights the professional coordination of those involved and Siemens' clearly defined requirements.
This transaction underlines Siemens' strategic investment in strengthening its production capacities in Germany, particularly given the globally rising demand for advanced technology solutions in the field of electrification. The decision for the Offenbach location reflects its suitability for industrial manufacturing processes and its logistical connectivity within the Rhine-Main area.
