STRABAG Real Estate celebrated the topping-out ceremony for SEED in Frankfurt's Europa district at a festive event. The construction project, which directly adjoins the F.A.Z Tower and the exhibition grounds, comprises approximately 22,600 square metres of rental space for office use. The planned completion of the building is scheduled for mid-2027. Project participants, neighbours and invited guests were present to acknowledge the progress of the construction work.
The structural implementation is being carried out by Ed. Züblin AG, Direktion Mitte, in its capacity as general contractor. With the completion of the shell construction, the next construction phases have already begun; in addition to the interior fit-out, building services and the design of the outdoor areas are also being advanced. Andreas Hülsken, Head of Rhein Main at STRABAG Real Estate, highlighted the significance of the milestone achieved and emphasised the combination of sustainable construction methods with modern working environments and renewable energy supply at a strategically advantageous location.
Even before completion, a significant portion of the office space in SEED is already occupied. Approximately 50 percent of the total area will be used by STRABAG Group entities, including Ed. Züblin AG, STRABAG Property & Facility Services and STRABAG Real Estate itself. In addition, apoprojekt, a renowned provider in tenant fit-out in Germany, has leased an area of 1,420 square metres. Andreas Hülsken also mentioned the advanced negotiations regarding the catering areas, which are intended to be an important meeting point for residents and users in the Europa district.
Stephanie Wüst, Head of Economic Affairs, Legal Affairs and City Marketing for the City of Frankfurt am Main, emphasised that SEED combines modern working environments, a high quality of stay and forward-looking construction. Such investments contribute to strengthening Frankfurt as an economic hub and promote the development of the Europa district. Construction work has also commenced on tram line 5, which will further improve the accessibility of the area.
A key feature of the project is the extensive design of the surrounding area. The new Nordplaza, with catering and green recreational areas, will create a new focal point between the Kuhwaldsiedlung residential area and the Europa district. STRABAG Real Estate is investing in over 5,000 square metres of green spaces here, which will be newly planted and landscaped. The building concept also integrates green balconies and terrace areas as well as modern outdoor workspaces. Comprehensive cycling infrastructure, including e-charging facilities, showers and changing rooms, complements the offering.
SEED was planned in accordance with EU taxonomy and aims for DGNB Gold certification, underscoring its focus on ecological and social sustainability. The combination of infrastructural connectivity, modern working environments and sustainable construction positions SEED as a significant project within the dynamics of the Frankfurt real estate market.
