Mirko Eickhoff, founder of thirteen/seven, has presented a review of development activities over the past five years under the thirteen/seven brand. Concurrently, the future structures for independent project developments were announced. Since the end of 2020, fourteen projects with a total gross floor area of approximately 321,000 sqm have been realised or supervised under the thirteen/seven brand. The total project volume amounted to around EUR 424 million.
Of these areas, approximately 250,000 sqm of new build, brownfield, and existing space has already been completed and achieved an occupancy rate of 98 per cent. Currently, a further 34,000 sqm is under construction in Wedel near Hamburg. Additionally, about 37,000 sqm in Magdeburg and Erfurt are ready for short-term development. The portfolio includes properties ranging from light industrial and commercial real estate of around 7,500 sqm to large-scale logistics parks, such as the Mittelweserpark in Lower Saxony with 127,000 sqm.
The projects were implemented nationwide at various locations in collaboration with different institutional investors from Germany and abroad, as well as other capital partners. Mirko Eickhoff emphasised that a lean, entrepreneurially managed team can also develop and successfully realise large institutional real estate projects. He expressed gratitude and pride that an initial idea has evolved into an established, independent developer with a nationwide track record.
Reference Projects and Collaborations
thirteen/seven's reference projects include a logistics property in Gelsenkirchen of approximately 17,000 sqm with Dietz AG, a logistics property of about 14,000 sqm in Krefeld with BGO, and a light industrial project in Rheinbach with Catella. The Mittelweserpark in Lower Saxony was realised with BGO and Allianz. Other locations include Paderborn, Hohenhameln, Verden, Mittenwalde near Berlin, Erfurt, as well as Calbe and Brumby near Magdeburg. In Wedel, in the Hamburg metropolitan region, approximately 34,000 sqm of logistics space is currently being developed in cooperation with Feldberg Capital and Texas Teachers.
Mirko Eickhoff thanked all parties involved, including investors, financing partners, tenants, brokers, general contractors, planners and consultants, as well as his own team, who contributed to the successful implementation of the projects. Long-standing brokerage and consulting partners included Realogis, BNP Paribas Real Estate, Colliers, CBRE, and Logivest. On the construction and project side, collaborations included GEwerk, LIST, GOLDBECK, and Bremer. Users of the developed properties include companies such as ID Logistics, Heineking, HelloFresh, Bonum, PPG, Coler, Galaxus, and EDEKA.
Special thanks went to Marco Eckers, who co-managed thirteen seven GmbH as Managing Director for several years and remains associated as a minority shareholder via WestCap UG. Mirko Eickhoff acknowledged his contribution to building an operational platform capable of implementing projects of this scale. thirteen seven GmbH will henceforth focus on managing existing projects and fulfilling its contractual obligations.
New Direction for Future Developments
For future independent project developments, thirteen seven Development GmbH has been founded. Mirko Eickhoff is the sole shareholder and managing director here. The focus remains on the development of logistics and light industrial properties in Germany, ranging from smaller light industrial projects to large-volume logistics developments. Both proprietary projects and collaborations with institutional capital partners are planned. Mirko Eickhoff sees the developer's competence in identifying land and investment opportunities, concept development, and supervising the project from planning and approval to realisation and leasing. Existing contracts and projects of thirteen seven GmbH remain unaffected by this new direction and will continue to be managed as before.
