The Threestones Eurocare Fund 5, managed by Threestones Capital Management SA, recently added two healthcare properties in Germany to its portfolio. For this transaction, the fund was advised by TSC Real Estate, an investment and asset manager specialising in senior living and healthcare properties.
The acquired properties comprise a care home in Hamburg-Wandsbek and a medical care centre (MVZ) in Garmisch-Partenkirchen. Both locations are characterised by their local importance and long-term prospects within the healthcare sector. The acquisition of these properties underscores the fund's strategy to invest in resilient and value-stable asset classes.
The care home located in Hamburg-Wandsbek was built in 2017 and offers a total of 109 single rooms across a lettable area of 5,300 square metres. The property is fully let to a renowned operator, who signed a long-term lease agreement for 25 years with the option to extend twice for five years. This structure ensures stable and predictable returns for the fund.
The medical care centre in Garmisch-Partenkirchen, completed in 2008, comprises a rental area of 1,100 square metres. It is let to a specialist medical centre with various medical disciplines and accommodates, among others, nuclear medicine and radiology doctors. Here too, there is a long-term lease agreement of 15 years, supplemented by an extension option of twice five years. The tenant commitment and the medical necessity of the services offered speak for the sustainability of this investment.
