OFB Projektentwicklung GmbH, together with all project participants and construction workers, marked the topping-out ceremony for 'THE FRIEDENAUER' in Berlin at Innsbrucker Platz. This traditional ceremony signifies a significant milestone on the path to completing the building complex, which is predicted for the third quarter of 2027. On the approximately 8,700 square metre plot, OFB is realising a mixed-use building ensemble designed by Tchoban Voss Architekten, whose highest point will reach 47.5 metres.
The construction project encompasses a rental area of around 21,000 square metres and is designed as an urban concept with modern office spaces, retail, and gastronomy. Kieback&Peter will consolidate its corporate headquarters, occupying approximately 7,000 square metres of office space at this location, as an anchor tenant. Additionally, EDEKA Minden-Hannover has been secured as a full-range supermarket for a ground-floor area, with its opening planned for late 2027.
Dr Bernd Schade, Chairman of the Management Board of OFB Projektentwicklung GmbH, emphasised at the topping-out ceremony that this milestone honours the excellent work of all those involved in the construction. He highlighted that the project reflects OFB's commitment to developing sustainable and future-proof properties that generate long-term added value for the location. Mr Sergei Tchoban of Tchoban Voss Architekten also noted that 'THE FRIEDENAUER' at Innsbrucker Platz sets a distinctive architectural accent and marks the beginning of the Friedenauer Höhe development. The design combines different uses into an urban quarter with a high quality of stay.
'THE FRIEDENAUER' is being developed in accordance with the EU Taxonomy and aims for DGNB Gold and WiredScore certifications. The building is designed for climate-neutral operation without fossil fuels. In an energy pilot project by the GASAG Group and OFB, wastewater heat from a free-flow combined sewer, reversible heat pumps, and photovoltaics are being utilised. As the first building in Berlin, 'THE FRIEDENAUER' will obtain its heating and cooling supply entirely from such a combined sewer. The technical building automation by Kieback&Peter complements this innovative concept.
The new construction project represents the entrance to the Friedenauer Höhe district development, which comprises over 1,100 residential units and was developed by joint venture partners OFB and Instone Real Estate. Due to its strategic location at the interface between Schöneberg and Friedenau, as well as its immediate proximity to the S-Bahn and U-Bahn station Innsbrucker Platz, 'THE FRIEDENAUER' is excellently connected to public transport. This underlines the accessibility and attractiveness of the location. Ms Sina Lupp, shareholder of Adolf Lupp GmbH & Co. KG, also acknowledged the commitment and good cooperation of all trades as essential factors for the construction progress.
