Simone Development Companies has announced that its two-storey, 27,275 square foot medical and office building at 1733 Eastchester Road in the Morris Park neighbourhood of the Bronx is now fully leased, with the final vacant space being occupied in June 2026.
The U.S. General Services Administration (GSA) signed a long-term lease for 5,234 square feet to open a new Vet Center for the U.S. Department of Veterans Affairs at the property. This was a direct lease between the GSA and Simone Development Companies.
Services for Veterans and Their Families
The Vet Center in the Bronx will offer counselling, outreach, and referral services to veterans, service members, and their families. The Department of Veterans Affairs already operates several other Vet Centers in New York City, including locations in Ridgewood, Queens, Downtown Brooklyn, and Midtown.
The exact rent for this deal was not disclosed. According to a PropertyShark survey, the average asking rent for office space in the Bronx during the second quarter of 2026 was US$39.46 per square foot.
Full Occupancy of the Property
The Vet Center lease led to 1733 Eastchester Road becoming fully occupied. Previously, in May, the owner had concluded a 2,766 square foot lease with Downtown Brooklyn Physical Therapy, which will open its first Bronx location there. The lease term and asking rent for this agreement were also not published. Simone Development Companies was represented internally for this transaction, while the tenant was represented by Gary Mayzlin of Real Estate Trade Company.

Other tenants at 1733 Eastchester Road include the charity Catholic Charities, as well as medical service providers Bronx Endovascular Center and DaVita’s Waters Place Dialysis Center.
