The Flößerhof residential development project in Mainz Zollhafen is now fully sold. The 89 residential units, along with the three associated townhouses and harbour houses, have been successfully marketed by UBM Development Deutschland and CA Immo, the joint project developers and realisers. This conclusion marks another milestone in the transformation of Mainz Zollhafen.
In recent years, Mainz Zollhafen has evolved from a former industrial and port area into a mixed-use urban quarter. Flößerhof represents a defining residential project within this development. The ensemble comprises six interconnected buildings and three harbour houses, grouped around a landscaped inner courtyard. One side of Flößerhof borders the harbour basin, while the other three sides are surrounded by canals.
The building ensemble has a gross floor area of approximately 8,200 square metres, distributed over four storeys. The range of residential units extended from compact apartments to spacious flats with Rhine views. Additionally, residents have access to an underground car park with 72 parking spaces. Christian Berger, Chairman of the Management Board at UBM Development Deutschland, commented that the complete sale of Flößerhof underscores the establishment of Zollhafen as a sought-after residential address, appreciated for its combination of waterside location, urban setting, and vibrant quarter.
Continuous Quarter Development in Zollhafen
Development in Mainz Zollhafen continues apace. Currently, the HAVN project offers further opportunities for property acquisition. HAVN, located a few steps from Flößerhof, comprises a residential and commercial building with 44 owner-occupied apartments. Completion by UBM Development is planned for May 2026. The building is situated directly on the Rhine and the landscaped Rhine promenade. The design by happarchitecture integrates the waterside location into its aesthetic: the open building form evokes the movement of waves; grey-green brick slips meet a light-coloured facade facing the Rhine.
The apartments in HAVN are complemented by balconies, terraces, and private garden areas. On the building's roof, there is a landscaped communal garden offering Rhine views. HAVN also pursues a sustainable building concept. Heating is supplied via district heating, a photovoltaic system is installed, and the building achieves efficiency class 55. This highlights the focus on ecological standards within the quarter's development.
