The ground-breaking ceremony for the heise.flats residential quarter in Heisenbergstraße, Erding, a project by Wohnpark Heisenbergstraße GmbH, has taken place. The symbolic embedding of a time capsule officially marked the start of the shell construction phase. WOHNGROUP, an owner-managed company with 30 years of expertise in residential construction, is significantly involved as a shareholder in its development and marketing. The quarter will comprise four multi-family houses with a total of 116 owner-occupied flats and 122 underground parking spaces.
Initial sales successes have already been recorded: a few months after sales began, 75 per cent of the flats have been sold, with the remaining units reserved. Cindy Wiegand, Managing Director of Wohnpark Heisenbergstraße GmbH and responsible for sales, stated that the ground-breaking ceremony represents a significant moment for every project, as planning becomes visible reality. She emphasised that the successful sales confirm the concept. Sustainable residential properties in economically strong locations are a long-term attractive investment for capital investors.
The development of heise.flats by Wohnpark Heisenbergstraße GmbH is geared towards the needs of private capital investors. The buildings will be constructed to Efficiency House 40 standards and meet the criteria of the Sustainable Building Quality Seal (QNG). The energy concept integrates air-source heat pumps, photovoltaic systems, and green roofs. A landscaped inner courtyard complements the overall sustainable concept.
The flats combine energy efficiency with modern comfort. Features include fitted kitchens, smart home systems for controlling heating, lighting, and roller shutters, digital locking systems, and video intercoms. Wohnpark Heisenbergstraße GmbH acts as the developer and project company. Shareholders are WOHNGROUP Bauträger GmbH & Co. KG with 50 per cent, and Magnus Wohnbau GmbH and Reinhold Schneider with 25 per cent each. The management of the project company is held by Dierk Griess and Cindy Wiegand. WOHNGROUP is responsible for marketing and sales. Subsequent initial letting and management will be handled by immokontur GmbH & Co. KG, a company within the group, in cooperation with regional partners. Marcel Dietrich, Managing Director of WOHNGROUP Management GmbH, emphasised that the group's aspiration extends beyond sales, involving customer support throughout the entire life cycle of the property, from consulting and letting to professional management. He highlighted that this concept creates long-term added value for capital investors.
Reinhold Schneider, shareholder of Wohnpark Heisenbergstraße GmbH, thanked the building department of the City of Erding for the close and constructive cooperation that enabled the rapid progress of the project. The shareholders are also examining further plots of land in the Erding area for future residential construction projects.
