WOHNGROUP, a proprietor-managed company with 30 years of experience in residential property development, has initiated the next construction phase of the Halle-Neustadt residential campus. With the groundbreaking for House 5, the consistent quarter development on Begonienstraße continues. Concurrently, the completion of the first four houses was celebrated in the presence of residents and project partners. The Halle-Neustadt residential campus is designed for the realisation of approximately 500 flats across a total of ten buildings and is conceived as an intergenerational, digital residential quarter.
House 5 will comprise 88 flats, 62 of which are designed for age-appropriate living. Planning foresees 45 two-room flats with areas between 33 and 59 square metres, complemented by 23 three-room flats measuring 57 to 80 square metres. Eleven industrial-style one-room studios, each approximately 41 square metres, as well as nine four-room flats with living areas from 87 to 96 square metres, expand the offering. Mr René Rebenstorf, Deputy Mayor for Urban Development, Environment and Security for the City of Halle, emphasised that sustainable urban development goes beyond mere housing construction and must create quarters that integrate living, provision, mobility and social participation. He highlighted the importance of new residential projects like the residential campus for strengthening the attractiveness of Halle-Neustadt, where aspects such as building culture, open space quality, accessibility, and social integration are crucial.
Adapted Concept and Efficiency
WOHNGROUP thoroughly re-evaluated and adjusted the building's planning in 2025. Tobias Schallert, Managing Director of WOHNGROUP, explained that the residential campus concept has been tailored to the current market situation. The focus is on affordable, efficiently planned, and long-term marketable flats, rather than oversized concepts. The new mix of age-appropriate and compact flats, along with complementary quarter amenities, responds to these requirements. Floor plans have been optimised to realise three-room flats on smaller areas without compromising living quality, leading to more usable space at reduced living costs.
A particular focus is on age-appropriate living. On the ground floor of House 5, a commercial unit is planned for the outpatient nursing service "Diedrich Krankenpflege zu Hause" from Halle, to enable short distances for residents requiring support. There is no obligation to use the service, and all flats can be rented normally. Mr Schallert emphasised the increasing demand for modern and affordable age-appropriate housing options that combine independent living with a supportive environment. The Halle residential campus is conceived as a quarter that connects different forms of living and is aligned with actual market demand, rather than being a classic senior citizens' project.
Energy Efficiency and Mobility Solutions
House 5 will be built to KfW-40 standard and achieve energy efficiency class A+. Features include air-to-water heat pumps, photovoltaic systems, smart home functions, and green roof areas. There will be 40 parking spaces, including 20 in the underground car park, 15 outdoor spaces, and five carports with photovoltaic roofs. The parking spaces in the underground car park and carports will be equipped with power connections for electric vehicles. Sales for House 5 have been running since November 2025, and demand shows a positive trend: approximately 50 percent of the units have already been sold, with another third reserved.
The Halle-Neustadt residential campus is among WOHNGROUP's most comprehensive housing developments. Initial project ideas emerged in 2020, with construction of the first houses beginning in 2022. Completion of House 5 is planned for 2028. Concurrently, WOHNGROUP is advancing the planning of further construction phases; building applications for Houses 6 to 10 have already been submitted. The company aims to bring a new construction phase to marketing or realisation approximately every six to nine months. House 6 is expected to follow by the end of the same year. The full development of the quarter is currently envisaged until 2032.
