ZAGA Capital Partners, a London-based real estate investment firm, announced the conclusion of binding agreements for the acquisition of a significant residential property portfolio. The acquisition is being made through its portfolio company Net Zero Properties S.à r.l. (NZP). The portfolio comprises approximately 5,600 residential units and a leasable area of 333,000 square metres. The existing properties are distributed across five clusters in the federal states of Schleswig-Holstein and Lower Saxony, which underscores the strategic focus on the northern German region.

This transaction serves to strengthen NZP's existing market position in Northern Germany. By expanding the platform, various synergy effects are to be realised. The aim is to make operational processes more efficient, deepen local implementation expertise, and reduce the average cost per unit. An active asset management approach is being applied here, encompassing the entire portfolio. The full completion of the transaction is forecast for September 2026, subject to the fulfilment of customary closing conditions.

Following the successful completion of the acquisition, NZP's total portfolio will comprise more than 21,000 residential units across Germany. The pro-forma annual net cold rent from this expanded portfolio will then exceed EUR 105 million. This development reflects ZAGA Capital Partners' continuous progress and highlights its focus on identifying and realising large-volume investment opportunities. The company considers the current cycle of the German residential property market an attractive time to enter such projects.

A further focus of this acquisition lies in realising potential within the context of the energy transition. The portfolio offers specific opportunities for improving energy efficiency through NZP's established 'Manage-to-Green' programme. This programme envisages the use of modern technologies to significantly increase the energy performance of the properties. It includes, among other things, the implementation of heat pumps and photovoltaic systems, as well as the use of AI-supported optimisation of hydraulic heating control. The targeted goal is a substantial upgrade of the properties' Energy Performance Certificate (EPC) ratings from categories E or F to A to C. These measures are intended to generate both ecological and economic benefits and contribute to the appreciation of the existing assets.
