ADAL Holding AG, a Swiss investment company, has taken over the development of the Beethovenquartier in Erlangen. The plot covers approximately 14,400 square metres and is centrally located between Beethovenstraße, Werner-von-Siemens-Straße and Schuhstraße. The plan is to create an urban, mixed-use district that integrates ecological, social, and urban planning aspects of sustainability. The transaction has already been signed but remains subject to approval by the relevant committees. Confidentiality has been agreed upon regarding the details of the arrangement.
The focus of the development is on creating one of the most sustainable new urban quarters in the region. This encompasses ecological, social, and urban planning dimensions. By designing it as an infill development on an already developed and centrally located site, the consumption of new land is avoided, and land use on the outskirts of the city is reduced. A significant portion of the existing buildings will be retained and integrated to save embodied energy, conserve resources, and preserve the character of the location. The majority of the quarter, including subsidised and student accommodation, will be constructed as new builds to high energy and environmental standards.
The Beethovenquartier is designed as a 'city of short distances', which envisages a close mix of uses including residential, commercial, hospitality, and small-scale local amenities. This allows for daily errands to be carried out on foot and reduces motorised individual traffic within the quarter. An existing multi-storey car park is planned to consolidate parking spaces and make the quarter largely car-free. This creates space for green open areas and improves the quality of stay as well as connectivity to the 'axis of science'. Socially, the project focuses on creating affordable housing for diverse population groups, from students to families. The structure is complemented by serviced apartments, a hotel, and office and commercial spaces to develop a vibrant quarter with social diversity and quality of life throughout the day.
The project development is being carried out in close consultation with the City of Erlangen. Harald Lang, Head of Planning and Building for the City of Erlangen, stated that the Beethovenquartier offers an opportunity for the sustainable and community-oriented further development of a central area. He welcomed the cooperation and the commitment to affordable housing and a mixed-use district development. Bermüller + Niemeyer Architekturwerkstatt, in collaboration with planquadrat, has been commissioned for further architectural and urban planning development. They are advancing the building law plans to achieve approval readiness swiftly.
