Uniti, an Agentic AI platform for property managers, is currently experiencing significant growth in customer demand and funding. This comes in a context where Proptech companies are working intensively to solve daily workflow challenges for large operators. The startup, founded in February 2024 and based in Manhattan, is seeing increasing demand for its Agentic AI services across various real estate asset classes. Customers include well-known companies such as Regus, StorQuest, RHP Properties, and Storage King USA.
The company's Agentic AI layer is capable of handling processes in leasing, maintenance, collections, evaluations, and contract renewals via voice, email, SMS, and chat channels for operators in the self-storage, manufactured housing, multifamily, senior living, and flexible workspace segments. Uniti has demonstrably delivered operational and commercial results. For example, a 214 per cent return on investment was achieved for a major self-storage operator. In addition, 94 per cent of pilot projects were converted into long-term customer contracts, with a net retention rate of 306 per cent as customers expanded their usage to additional properties and workflows.
Francesco Decamilli, co-founder and CEO of Uniti, commented: "The commercial real estate sector incurs one trillion dollars annually in operating expenses. From our perspective, these are the same tasks repeated millions of times – across geographies, properties, and asset classes. There are always calls from people who need to pay bills or submit maintenance requests. While property managers typically work 9 to 5, customers are present 24/7. For the first time, AI agents are sophisticated enough not only to answer questions but to complete entire workflows from start to finish and even execute transactions. They can take on the actual work – be it accepting a payment, signing a lease, or processing a maintenance ticket." He continued: "Our goal is to develop a unique Agentic layer for real estate that covers the entire tenant experience cycle."
The Uniti platform integrates with 15 property management systems and uses large language models to localise language for different industries. The aim is to reduce manual workflows and, crucially, relieve payroll budgets rather than IT budgets, as Decamilli explained. Wenxuan Fan, Data Intelligence and Strategy Manager at StorQuest, a company operating over 260 storage facilities, highlights the benefits: "There is a huge difference between an acceptable wait time and no wait time at all. That is something AI can achieve and is very difficult to replicate without AI. Our focus is on nurturing partnerships. We are investing not only in the current product but also in its potential." Norm Shore, Vice President of Operations at StorQuest, adds: "Depending on the size and cost of a storage unit, the value to the customer could be between $2,000 and $4,000. Losing a customer because you did not reach them in time is too costly."
Uniti's growth has also attracted investors. The company recently announced that Pathlight led a $12 million Series A funding round, with participation from MetaProp and existing investors Prudence, Flex Capital, and Alate. This follows a $4 million seed funding round in March 2025. Individual investors in the latest round include Romain Huet, Head of Developer Experience at OpenAI, Lenny Rachitsky, and Gokul Rajaram, Founding Partner at Marathon Management Partners.
Mahdi Raza, General Partner at Pathlight, stated: "Real estate is one of the world's largest and most operationally complex industries, and it has been waiting for an infrastructure designed around how operators actually work. Uniti has built the Agentic layer that covers the entire operation, not just a single workflow, across every relevant vertical." Brian Cohen, CEO of Storage King USA, highlighted at the time of the Series A announcement that Uniti's ability to meet the needs of the largest property portfolio operators was a key factor in customer growth. "We operate hundreds of sites, and our standard of quality does not change whether we are at the first or hundredth site," said Cohen. "Uniti's AI agents now handle 100 per cent of our incoming calls across all our sites. The team that previously managed this volume is now focused on work that drives the business. The ROI is undeniable."
