A fund advised by Ginkgo Advisor and the ALP.X Group have established a cooperation for the joint development of a part of the future GUTE UTA quarter on Rappenweg in Munich-Trudering. This transaction marks Ginkgo's entry into the German market, combining the company's European expertise in sustainable urban renewal with ALP.X Group's local investment and development competence. In close coordination with Bayerische Hausbau Development, the joint venture assumes responsibility for the development of an approximately 85,000 square metre area within the overall planning zone.
The project in eastern Munich represents one of the city's most significant planned district developments. The approximately 25.5-hectare planning area is designated for the creation of 2,000 to 2,700 residential units, of which almost 50 percent are to be realised as subsidised housing. The planning concept envisages an urban, mixed-use district that integrates commercial spaces, day-care centres, retail, and extensive green and open spaces in addition to a high proportion of residential units.
The planning law foundations are established by development plan with green space ordinance No. 1728g of the state capital Munich. The joint venture of ALP.X and Ginkgo will contribute significantly to the coordinated development of the quarter and its urban integration into the existing surroundings. The Munich City Council passed the key data resolution for the project in October 2025. A master plan, which emerged from a moderated and cooperative expert procedure, forms the basis for further steps in the development plan process. Early public participation in accordance with Section 3, Paragraph 1 of the German Building Code took place in the first half of 2026.
Background and Goals of the Cooperation
The currently commercially used site houses manufacturing businesses as well as logistics and storage areas. These uses are to be temporarily continued until construction begins. Sebastian A. Lüdke, CEO and founder of the ALP.X Group, emphasised that this district development can make a significant contribution to meeting the housing demand in Munich while simultaneously creating a well-connected, mixed-use, and sustainable quarter. The partnership with Ginkgo combines local expertise and development competence with a European platform for the revitalisation of existing urban areas. Guillaume Ribet and Bruno Farber, founding partners of Ginkgo, highlighted that Munich is one of Europe's most attractive and at the same time most strained housing markets, and the project pursues the strategy of transforming complex urban locations into sustainable, diverse, and high-quality urban districts.
Gordon Gorski, CEO of Bayerische Hausbau Development, expressed pleasure at the formation of a consortium for the Rappenweg properties, which specialises in the development of contaminated sites and is supported by European institutions. He described this as a win-win situation and assured the continued support of Bayerische Hausbau Development for the development. The project participants will also continue to work closely with the state capital Munich and relevant stakeholders.
