Future use has been secured for all three former BMW premises owned by Autohaus Rolf Horn GmbH. The advisory firm Angermann NRW had been exclusively commissioned by the owner, Horn Immobilien GmbH & Co. KG, to market the properties and completed all transactions via structured off-market processes. The parties involved agreed not to disclose the financial terms of the transactions.
Together, the three properties comprise around 3,500 square metres of usable space on plots totalling approximately 15,600 square metres. The facilities were closed as of 31 March 2025 following a strategic realignment by Autohaus Rolf Horn. Since then, the company has concentrated its operational activities at its remaining sites in Euskirchen, Düren and Wesseling.
Sale in Kall and lettings in Jülich and Erftstadt
At the Kall location, the owner sold the property to Kareitec GmbH. The trading and service company, which specialises in industrial trucks and cleaning technology, is taking over the property for owner-occupation. For the two other facilities in Jülich and Erftstadt, long-term lease agreements were concluded with new operators.
- —Kall, Messerschmittstraße 12: Around 758 m² of usable area, sold to Kareitec GmbH for showroom, workshop, open-air storage and parts distribution use.
- —Jülich, Rudolf-Diesel-Straße 5: Around 1,236 m² of usable area, let on a long-term basis for an operational concept combining auto parts retail, vehicle repair workshop, detailing and car sales.
- —Erftstadt-Lechenich, Gildestraße 10: Around 1,529 m² of usable area, let on a long-term basis to an internationally operating automotive retail group as a sales and service branch.
Tailored continued use of the existing infrastructure
All of the properties feature showrooms, workshop areas with direct reception bays, office, storage and staff welfare spaces, as well as an integrated car wash facility. This structural layout allows the new occupiers to take over the existing automotive infrastructure for their operational activities without requiring extensive conversions.
Following the conclusion of the marketing process, Dirk Horn, Managing Director of Horn Immobilien GmbH & Co. KG, emphasised the objective of a discreet transaction away from the wider market. The primary concern had been to keep void periods to a minimum and to secure financially sound occupiers. Mike Dimmel, Consultant Industrial & Logistics at Angermann NRW GmbH, highlighted that tailor-made solutions were successfully implemented for each of the three dealerships.
