Aroundtown has concluded a long-term lease agreement with Sparkasse Dortmund for an area of just under 1,900 m² in the Hansahaus at Hansastraße 95 in Dortmund. Sparkasse Dortmund plans to open a new flagship branch at this location. This new letting is an element in the strategic positioning of the Hansahaus and contributes to strengthening Dortmund's inner-city location.
At the same time, part of the property is undergoing a conversion phase to create 134 serviced apartments. Their opening is planned for the end of 2026. The integration of serviced apartments into the Hansahaus's usage concept aligns with Aroundtown's strategy to diversify existing properties in central urban locations with complementary uses, in order to increase their resilience and long-term value stability.
Location attractiveness and increased footfall
Amir Stern, Regional Director West at Aroundtown, commented on the transaction: "With Sparkasse Dortmund, we are gaining a strong regional tenant for the Hansahaus. The planned flagship branch will further revitalise the location and bring additional footfall to the property." He also emphasised that the redevelopment of a building section into serviced apartments will create a modern mixed-use concept that optimises the central location of the Hansahaus.
The Hansahaus, located at Hansastraße 95, is considered a landmark in Dortmund. The attractiveness of the building is underscored by its immediate proximity to the "Stadtgarten" underground station, a key hub for various underground lines, as well as its walking distance to Dortmund Central Station and excellent connections to the Wallring. Its proximity to the city centre with its shopping facilities also contributes to the quality of the location. The letting was brokered by Anteon Immobilien.
The letting to Sparkasse Dortmund confirms the sustained demand for well-connected spaces in inner-city locations. This underpins Aroundtown's approach to strengthening properties long-term through active asset management and use-oriented concepts. Further development in Dortmund includes the redesign of 51 serviced apartments at Königswall 1–3, with completion scheduled for this summer.
