Art-Invest Real Estate has acquired two recently completed residential properties from Åke Sundvall in Barkarbystaden, one of Sweden's currently largest and fastest-growing urban development areas. This transaction, carried out on behalf of an institutional investment fund managed by Art-Invest Real Estate, represents the second direct business dealing between the two parties. In addition to acquiring the ownership rights, Art-Invest Real Estate and Åke Sundvall will cooperatively drive the further development of the commercial spaces within the properties.
The properties now acquired encompass a total area of approximately 11,000 square metres. These include 169 rental apartments and around 3,500 square metres of retail space. For Art-Invest Real Estate, this marks the third transaction in Stockholm, following the acquisition of Stockholm Quality Outlet and three additional residential buildings within the Barkarbystaden urban development project in 2024 and 2025 respectively. With this latest acquisition, and in conjunction with the already completed purchases, Art-Invest Real Estate is now the sole owner of the entire ATLAS block.
The consolidated portfolio of the ATLAS block comprises a total of 327 residential units, a specialised LSS care home, and a Hemköp supermarket. The initial development phase of the project was carried out as a joint venture between Åke Sundvall and OBOS. The second phase was subsequently realised exclusively by Åke Sundvall. The properties are strategically located, directly adjacent to the future Barkarbystaden underground station. Its completion is forecast for 2027 and will significantly improve connectivity to central Stockholm.
The buildings are certified with the Nordic Ecolabel 'Svanen' and were constructed to high technical standards. This underscores the developers' commitment to sustainability, energy efficiency, and ensuring the long-term quality of the building fabric.
Barkarbystaden has developed into a dynamic urban centre in recent years. According to forecasts by the Municipality of Järfälla, the area is expected to grow to approximately 14,000 homes by 2032. This development is supported by extensive infrastructure investments, including the new underground line and improved regional train connections. Barkarbystaden is thus establishing itself as a prominent growth location in north-west Stockholm.
Johan Öhlund Lagerdahl, Head of the Stockholm office at Art-Invest Real Estate, explained that the acquisition solidifies Art-Invest Real Estate's presence in Sweden. He emphasised that the transaction made sense in every respect, as the company now manages the entire ATLAS block. The newly acquired properties are strategically located directly by the new underground station, which will become operational at the end of 2027. Martin Sundvall, CEO of Åke Sundvall, stated that an interest from Art-Invest Real Estate in this part of the block had been foreseeable since the first transaction. He highlighted the advantages of a single owner and expressed his conviction that the agreement now reached ensures that a long-term oriented and ambitious property owner takes over responsibility. At the same time, Åke Sundvall will remain actively involved in the further development of the commercial spaces and the tenant structure.
