BASF SE has decided to suspend the sales process for a portion of its residential portfolios, originally scheduled for February 2026. This decision affects the divestment of approximately 3,300 residential units, which were to be marketed as a complete package, including the associated buildings. The initial intention to sell was part of the company's strategy, which envisages a stronger focus on BASF's core businesses.
As part of the marketing activities for the aforementioned complete package, various discussions were held with potential interested parties, which revealed a fundamentally high level of interest in the portfolio. However, a detailed review of the offers received and an assessment of current market conditions led to the conclusion that a sale at the present time would not generate the desired added value for BASF.
Dr. Helmut Winterling, President European Verbund Sites at BASF SE, commented on the reasons for the decision. He stated that the conditions in the real estate and capital markets have changed significantly in recent months. Marketing is currently taking place in an altered interest rate environment and a volatile market characterised by uncertainties. A sale that does not increase value is not an option for the company, which is why the process has been suspended until further notice, and market developments will be monitored.
For the tenants of the affected 3,300 flats, this decision brings no changes to their current living situation. The units remain the property of BASF Wohnen + Bauen GmbH. Simultaneously, the sales process for approximately 1,100 individual units, converted into condominiums, will continue. This part of the sales project will be coordinated internally by BASF Wohnen + Bauen over the coming years.
Johanna Coleman, Managing Director of BASF Wohnen + Bauen GmbH, emphasised the importance of open and transparent communication. She highlighted that the company had informed clearly about the sales intentions from the outset and is now equally open about the suspension. She confirmed that BASF Wohnen + Bauen would remain a reliable partner for its tenants and would continue to look after the living spaces and the development of the neighbourhoods for the 3,300 flats. The affected tenants will be informed in writing by post about the suspension of the divestment process.
