At the same time, the data room was completely prepared and structured according to professional standards to enable potential buyers to conduct a swift and reliable assessment of the property. Coordination with the financing bank was consistently close, as there was significant time and action pressure due to the initial economic situation.

The aim of all parties involved was to avert an impending forced auction and instead achieve a structured private sale on the market. Through the coordinated cooperation of the owner, the financing bank, authorities, planners, and other project participants, the property was successfully sold within approximately three months, and an economically viable solution was found for all parties. The case illustrates the opportunities that a professionally managed private sales process can open up, even in challenging financing situations.

Particularly in cases requiring urgent action, expiring financing terms, or the prospect of a realisation or forced auction, early structuring, realistic market positioning, and the coordinated involvement of all parties can be decisive.
