CA Immo announced the conclusion of another long-term lease agreement for the CIELO office building in Düsseldorf, Kasernenstraße 67. CURACON GmbH Wirtschaftsprüfungsgesellschaft will occupy an area of approximately 1,500 sqm. This development is significant as CA Immo only restructured the building, originally used by a single tenant, into a multi-tenant property at the beginning of 2026.
With this latest lease agreement, CIELO has already achieved an occupancy rate of approximately 84 per cent, even before the conversion works are fully completed. This rate highlights the market acceptance of the property. JLL advised the tenant side during the contract negotiations, while Cushman & Wakefield supported the landlord side.
Attractiveness of the Location and Building Features
Matthias Winkelhardt, Head of CA Immo Frankfurt and Munich, commented on the positive response of the Düsseldorf real estate market to CIELO. He emphasised that tenants had already been secured in February, prior to the start of construction work. The current lease agreement in a challenging market environment underlines the attractiveness of the location in Düsseldorf's Central Business District (CBD) as well as the quality of the building, which offers a high quality of stay and flexible office spaces.
Sascha Knauf, Düsseldorf Branch Manager for CURACON GmbH, explained the decision for CIELO. He highlighted that the location meets the requirements for a modern and future-oriented working environment. The central location is advantageous for clients and employees, and the flexible space design offers options for concentrated work, team collaboration, and personal meetings.
Building Structure and Fit-Out
The Class A building features a lettable area of approximately 10,600 sqm. Characteristic features include the rooftop terraces, from which the building's name CIELO, Italian for sky, is derived. Two of these rooftop terraces are open for communal use by all tenants, while two others belong exclusively to a single rental unit each. As part of the restructuring, the communal areas, such as the reception and lobby, are undergoing redesign and enhancement.
CIELO underwent comprehensive modernisation in 2020 and was awarded DGNB Gold certification in 2024. The building is designed for variable floor plan configurations, enabling individual solutions for various office concepts. The architecture and high-quality fit-out create a distinctive working environment. The location at Kasernenstraße 67 is characterised by its proximity to Königsallee with its shopping and dining options. Furthermore, there is good access to public transport. The nearby Rhine and surrounding green spaces contribute to the quality of stay and recreation in the urban environment.
