The foundation stone has been laid in Düsseldorf-Eller for an extensive residential district being developed by VIVAWEST on Festenbergstraße. In parallel, a symbolic key handover took place for an already completed day nursery, which complements the district. Construction work for the total of 18 multi-family houses is expected to be finished by mid-2028.
The project comprises 259 new housing units in the Festenbergstraße/Jägerstraße area. A significant proportion of these flats, specifically 116 units, will be built with public subsidies. Sandra Wehrmann, Chairwoman of the VIVAWEST Executive Board, emphasised the creation of urgently needed housing in Düsseldorf and highlighted that almost every second flat is publicly subsidised. This underscores the company's social responsibility. Lord Mayor Dr. Stephan Keller praised the project as significant for urban development and the creation of affordable housing for various income groups.
Modern Housing Solutions and Infrastructure
On an area spanning over 17,000 square metres, the shell construction work on the residential buildings is progressing. VIVAWEST has commissioned Zech Bau SE (Essen branch) with the implementation. Oliver Knörr, Branch Manager Essen/Düsseldorf at Zech, expressed positivity about the collaboration, which had already been successful in the LA ROCHE district. The 259 flats, featuring high-quality fittings and living areas ranging from approximately 28 to 117 square metres, are designed for diverse target groups, including singles, seniors, couples, and families. The six-storey buildings have lifts that ensure barrier-free access down to the basement. Energy is supplied via air-to-water heat pumps; the buildings comply with the KfW 55 standard.
For the mobility of future residents, 158 underground parking spaces are being created, half of which are pre-equipped for e-mobility, along with 57 outdoor parking spaces. The first occupancy of the flats is planned for autumn 2028, with marketing expected to begin in the fourth quarter of next year. Prospective tenants will then receive detailed information on rental prices and features.
Completion of the Day Nursery
The new, two-storey day nursery at Oelser Straße 18 is already completed. It was built by KLEUSBERG GmbH & Co. KG using a modular construction method, which reduced the construction period to less than one year. VIVAWEST is incorporating the day nursery into its own portfolio. The facility will be operated by the Kinderschutzbund Ortsverein Düsseldorf e.V. from the childcare year 2026/27. In the future, up to 78 children will receive care in four groups across more than 850 square metres of usable space. One group is intended for children up to three years old, with the other groups for children up to school entry.
In addition to the spacious indoor areas, the day nursery offers a fenced outdoor area of approximately 1,000 square metres. The location of the new VIVAWEST district and the day nursery southeast of Düsseldorf city centre in the Eller district provides good infrastructure with shops for daily needs within walking distance and connections to public transport as well as the A46 motorway.
