Panattoni has successfully concluded the first lease agreement for Panattoni Park Offenbach. Before the planned start of construction, GKN Driveline Deutschland GmbH, known as Dauch, a globally active supplier of drivetrain systems for the automotive industry, was secured as an anchor tenant. Dauch will utilise over 5,200 m², which is approximately half of the total over 10,600 m² of logistics, office, and mezzanine space. Construction for the project is scheduled to begin in the third quarter of 2026, with completion in the second quarter of 2027.
From June 2027, Dauch will use the new premises as a third location in Offenbach for storing drive shafts for various automotive manufacturers. This expansion creates additional capacity directly adjacent to the company's existing production site. Panattoni Park Offenbach is being built on the site of a former paint factory. By revitalising this brownfield area, Panattoni is developing a modern and sustainable industrial and logistics park. This park will offer flexible space for light industrial, last-mile logistics, and traditional logistics solutions.
Two identically sized buildings will be constructed on the approximately 15,000 m² site. These comprise a total of 8,856 m² of hall space with a clear height (bottom of truss) of 10 metres. This space is complemented by 380 m² of office space and 510 m² of mezzanine per building.
Strategic Importance and Sustainability
Fred-Markus Bohne, Managing Partner at Panattoni DACH & Nordics, emphasised in this context that the lease agreement supports the expansion of a successful company in close proximity to its existing production site. He also underlined that the early leasing highlights Offenbach's potential as a future-proof industrial and logistics location. New prospects for an internationally operating user with strong local ties are being created on the traditional industrial site of the former Clouth area. Panattoni Park Offenbach is located in the Rhine-Main Metropolitan Region, one of Germany's best-connected and most efficient logistics regions. Its proximity to Frankfurt Airport, Germany's most important air cargo hub, as well as to the cities of Frankfurt, Mainz, Wiesbaden, Mannheim, and Darmstadt, ensures strong connectivity to national and international logistics networks.
Michael Weber, Plant Manager of GKN Driveline Deutschland GmbH's Offenbach site, stated that the additional space would allow for the targeted further development of the Offenbach site as part of a new logistics concept. The modern hall areas with high floor load capacity would offer opportunities for automation as well as optimal conditions for efficient processes and future growth. At the same time, the company benefits from excellent transport links, enabling rapid delivery to international customers. Dr. Felix Schwenke, Lord Mayor of the City of Offenbach, highlighted that the former paint factory site is an example of successful transformation and that in Panattoni, the city has an experienced developer by its side. He interpreted Dauch's investment in Bieber-Waldhof as a clear commitment to the Offenbach location and as a sign that the company is honouring its commitments to the trade unions.
Panattoni Park Offenbach aims for DGNB Gold certification, underscoring its commitment to sustainable construction. Components of the sustainability concept include a photovoltaic system, fossil-free heat supply via a heat pump, and charging points for electric vehicles. In addition, part of the existing tree population on the plot will be retained. With the lease to Dauch, one of the two hall units has been allocated. The remaining space of approximately 5,270 m² continues to be actively marketed. The tenant was brokered by Realogis Frankfurt.
