The fitness and wellness brand body + soul has signed a long-term lease agreement for a new location in Munich-Schwabing. This involves an area of approximately 3,350 m² at Elisabethstraße 87. The brokering of this property was exclusively handled by STOCK REAL ESTATE. The owner of the property is a South German family office. This acquisition expands body + soul's existing network of high-quality clubs in Munich.
The new location on Elisabethstraße is considered one of Schwabing's prominent addresses. This area is characterised by a combination of urban living, a comprehensive local supply infrastructure and excellent transport links. Features such as the period buildings, established neighbourhood structures and high purchasing power in the catchment area have qualified the area for years as one of the most attractive inner-city locations within the state capital.
Service Profile and Market Development
The planned fitness centre will provide a comprehensive range of fitness, health and wellness services. It is aimed at both residents and employees from surrounding office and business locations. In addition to modern training areas, generous wellness and regeneration areas are planned. The facilities will also include an indoor pool, complementing the premium offering and providing options for training, relaxation and health prevention.
Michael Alexander Pribil, CEO of body + soul Verwaltungs AG, commented on the development. He pointed out that demand for high-quality fitness and health services is continuously increasing, and aspects such as health, prevention and well-being have become integral parts of many people's lifestyles. This leads to a growing need for modern, high-quality fitness spaces in urban areas, which the new location in Schwabing addresses.
Market Conditions and Location Attractiveness
Dieter Mendl, Managing Partner of STOCK REAL ESTATE, also commented on the transaction. He emphasised that the Munich leasing market continues to show that high-quality development projects and modern properties attract the most appealing users. He highlighted that companies specifically invest in locations with high amenity value and long-term prospects. The lease by body + soul underscores the attractiveness of the Schwabing location and confirms the high quality standards of the project.
This transaction demonstrates a continued strong demand for modern spaces for fitness, health and leisure uses in the Munich real estate market. Urban locations remain of particular interest to operators due to their high population density, affluent environment and excellent accessibility.
