Baywobau, the Rock Capital Group, and Domicil Real Estate have pooled their expertise in the newly established joint venture, Deutsche Wohnvorsorge. The aim of this cooperation is the development, construction, sale, and management of residential properties, with approximately 4,500 residential units to be realised in the coming years. The focus is on providing rental housing to address the existing overhang in demand for new-build flats in Munich and beyond.
As its first project, Deutsche Wohnvorsorge is commencing with the sale of units in the Hofmann Höfe quarter in Munich. This project, named "THE ONE", was developed by the Rock Capital Group. Construction for the first phase, comprising around 400 flats, has already begun. In total, the Hofmann Höfe will feature approximately 900 one- to four-room flats, supplemented by underground parking and bicycle parking spaces, all built to KfW-40 standards.
The Hofmann Höfe undertaking represents the largest new-build residential project in Munich in recent years and marks the concrete start of Deutsche Wohnvorsorge's activities. The partners are thus creating additional housing in a market with high housing demand, while also laying the groundwork for further joint projects.
Pooled Expertise for Housing Creation
Deutsche Wohnvorsorge combines expertise in project development, construction, marketing, and long-term management of residential properties. Baywobau contributes over 60 years of experience in the development and realisation of residential properties. The Rock Capital Group complements this with its development experience in residential construction projects and mixed-use urban quarters. Domicil provides its sales expertise, an established network of sales partners, and comprehensive management and service offerings.
On this shared foundation, the partners plan to implement further residential construction projects and expand the company in the coming years. The combination of new-build expertise, a secured land pipeline, and access to the capital investment market is intended to form a long-term basis for the creation of additional housing. Alexander Hofmann, Board Member and Managing Director of Baywobau, stated that Deutsche Wohnvorsorge complements the offering with a product specifically aimed at private capital investors. Daniel Preis, CSO of Domicil Real Estate AG, commented that the proven model of capital investor support will be expanded to include selected new-build properties, allowing for even more targeted support for investors with different investment goals in the future. Christian Lealahabumrung, Managing Partner of the Rock Capital Group, described Deutsche Wohnvorsorge as a logical step to expand residential development and to orient new-build projects more strongly towards various buyer groups from the outset.
