Griffin Capital Partners and the PRIMESTAR Group have announced the formation of Prime Griffin Hotels, a 50/50 joint venture. This partnership aims to establish one of Poland's leading hotel platforms. It combines PRIMESTAR's operational hotel expertise with Griffin Capital Partners' expertise in investment, development, and asset management.
The Polish hotel market is experiencing robust development, driven by solid economic conditions, growing tourist demand, increasing business travel activities, and rising interest from international investors and hotel operators. Prime Griffin Hotels was founded to leverage these market opportunities through an integrated business model that brings together investment, development, asset management, and hotel operations under one roof.
Expertise and Market Orientation of the Partners
Griffin Capital Partners brings over 20 years of experience in the Polish market. Their competencies include comprehensive knowledge in the investment, development, and asset management segments. The company has also built and scaled successful business models in real estate and private equity. These include Resi4Rent, one of Poland's largest institutional residential rental platforms, LifeSpot for long-term residential rentals, and student residences such as Student Depot and StudentSpace. Griffin Capital Partners currently manages investments with a gross asset value of over EUR 11 billion across more than 20 platforms.
As an operating partner, the PRIMESTAR Group contributes a decade of successful track record, evidenced by 21 hotels with a total of 4,389 rooms in 13 cities and three countries. This includes the operation of the largest Hampton by Hilton and Holiday Inn Express properties on the European continent. PRIMESTAR also integrates its proprietary JUNE hotel concept into the joint venture, as well as a technology platform that enables a digital guest journey and supports efficient hotel operations.

Focus and Future Strategy
Prime Griffin Hotels will focus on Poland's largest urban markets, including Warsaw, Kraków, Wrocław, Katowice, Łódź, Poznań, and Gdańsk. The focus is on hotels with over 100 rooms in the midscale, upscale, and luxury segments. The joint venture plans to capitalise on opportunities in acquisitions, project developments, conversions, repositionings, and operational partnerships, offering flexible contract models such as lease, management, and hybrid agreements.
