The project developer FOUR PARX, specialising in commercial and logistics properties, is developing a logistics, industrial and commercial site with direct port access in Hamburg-Harburg. The investor for the project is a joint venture between HIH Invest Real Estate and Urban Partners. The project involves the revitalisation of an approximately 117,000 m² brownfield area in the southern Hamburg port district. The total lettable area of the project amounts to around 77,000 m².
Of the approximately 64,000 m² of hall space, over 50 percent has already been leased long-term. Currently, approximately 31,400 m² of hall space is still available. These areas are flexibly divisible from about 6,500 m² and are suitable for logistics, transshipment, production, and other port-related uses.
Trimodal Connectivity and Sustainability Approach
The site in Hamburg-Harburg is characterised by trimodal connectivity via road, rail and water. In addition to its own rail connection, the area has direct water access and a transshipment platform for sea and inland vessels. The A7 motorway can be reached within approximately eleven minutes, enabling connections to supra-regional economic centres in Germany and Europe. The area is thus considered an attractive development location for port, industrial and logistics uses.
The development follows a consistently sustainable approach. Fossil-free technical systems and heat pumps are planned. In addition, energy-efficient LED lighting, smart metering systems and photovoltaic systems for generating renewable energy will be installed directly on site. Modern charging and mobility infrastructure for users and employees will also be created. The project is being developed according to DGNB (German Sustainable Building Council) criteria, with the aim of achieving Gold certification.
The development is taking place on a former operational site of Olenex Edible Oils GmbH. Marcus Jungheim, Managing Partner of the FOUR PARX Group, explained that the project in Hamburg-Harburg will create a future-proof location for modern port, industrial and logistics uses, offering a special proposition in the Hamburg market through its combination of trimodal connectivity, direct water access and its own rail infrastructure. Wolfgang Ködel, Managing Director and Head of Real Estate Germany at Urban Partners, emphasised that this project from the joint venture with HIH Invest is already their second joint investment in Hamburg. He highlighted the project's importance in the current market phase, particularly in light of the growing demand for secure supply chains and robust infrastructure.
