Healthcare technology company SuperDial has signed a full-floor lease at GFP Real Estate's 322 Eighth Avenue building. The agreement covers 5,200 square feet and encompasses the entire 20th floor of the Chelsea office tower, located on the northeast corner of Eighth Avenue and West 26th Street. This is the largest of recent leasing activities, totalling almost 10,000 square feet.
Lease rates within the 20-storey building were not disclosed. However, according to CBRE data, average asking rents for office space in Midtown South were $86.38 per square foot in July. Allen Gurevich represented GFP Real Estate in-house for these recent transactions, while Harry Singer of CBRE negotiated on behalf of SuperDial.
San Francisco-based SuperDial uses artificial intelligence to automate phone calls between healthcare teams and insurers. SuperDial currently maintains a New York office at 875 Washington Street, owned by RFR and Raycliff Capital. It is still unclear whether the recent agreement at 322 Eighth Avenue represents a relocation or an expansion for the technology company.
GFP's 322 Eighth Avenue also secured a seven-year lease renewal with the non-profit Institute for Human Identity. The psychotherapeutic and continuing education centre, which offers affirmative psychotherapy for the LGBTQ community, will retain its 2,652-square-foot office space on the building's eighth floor. GFP will renovate the Institute's existing premises as part of the renewal. Allen Gurevich of GFP represented the non-profit organisation in this direct transaction, as well as its new neighbours, the psychotherapeutic practice Chelsea Therapy Space.
The practice Chelsea Therapy Space signed a five-year lease for a newly fitted-out, 2,100-square-foot office on part of the eighth floor. According to the landlord, Chelsea Therapy Space includes providers Chelsea Therapeutic Space, Equity Therapy Marriage and Family Therapy, and Kingfisher Marriage and Family Therapy. New additions to 322 Eighth Avenue this year also included the student social events app DoorList, construction company Promethean Builders, and weather forecasting service AccuWeather.
