Hohental GmbH, a company specialising in new-build projects and energy-efficient residential quarters, is developing 50 rental flats for Volksbank Waltrop. The project will be implemented in Waltrop, North Rhine-Westphalia, on a 6,334 square metre plot at Waldweg 2. The project comprises the construction of five multi-family homes, which will be distributed across three building fields and offer a total living area of 4,380 square metres.

The planned two- to four-room flats range in size from 59 to 117 square metres. In addition to the living space, an underground car park with 47 parking spaces for cars, 33 outdoor parking spaces, and 106 bicycle parking spaces are planned. Planning permission for the multi-family homes has already been granted; that for the underground car park is still pending. Construction is scheduled to begin in the third quarter of 2026.

Frank Illmann, Managing Partner of Hohental, emphasised that the realisation of this second joint project with Volksbank Waltrop is proof of their trusting cooperation. He highlighted that Hohental demonstrates how rental housing construction can be implemented economically despite increased sustainability requirements and rising construction costs. His statements underscore the combination of economic viability and sustainable solutions as a core competence of the company, with cost efficiency and sustainability synergistically united.

The flats' features include a balcony or terrace, as well as underfloor heating and electric external blinds. Energy is supplied by an air-to-water heat pump, partly powered by electricity from photovoltaic systems on the roofs. Hohental will take over the project from service phase 5 and hand it over turnkey to Volksbank Waltrop.

Local Market Conditions

Waltrop, a municipality with approximately 30,000 inhabitants located on the northern city limits of Dortmund, is characterised by an excess demand in the rental housing market. New construction activity in the region remains at a low level, which means that the additional housing supply is limited. This project thus contributes to easing the local market situation.
